Check-in/Check-out
  • Check-in Time: 2:00 PM. Early check-in may be available upon request, subject to availability.
  • Check-out Time: 11:00 AM. Late check-out requests can be arranged, based on availability.
Smoking and Pets
  • Non-Smoking : All Properties  are non-smoking indoors. Smoking is allowed in outdoor areas only. A cleaning fee will be applied if smoking occurs indoors.
  • Pet Policy: Pets are allowed in select Properties. Please inquire before booking to ensure the villa is pet-friendly. Additional fees may apply.
Guest Conduct
  • Noise and Disturbance: For the comfort of all guests, we kindly ask that noise is kept to a minimum, especially after 10:00 PM.
  • Property Care: Guests are responsible for maintaining the property in good condition. Any significant damage or loss may result in additional charges.
Privacy Policy

We respect the privacy of all guests. Personal information shared with us will remain confidential and will be used only for communication purposes.

Health and Safety

Our property follows health and safety protocols, including regular sanitisation.

Security and Liability

Safes are provided in each Property for storing personal belongings. While we ensure security, the management is not liable for lost or stolen items.

Wi-Fi and Entertainment

All Properties are equipped with high-speed Wi-Fi and smart entertainment systems. Guests are welcome to use the network.

Child Policy

Properties are family-friendly, and children under 03 can stay for free when sharing existing bedding. Baby cots and high chairs are available upon request.

Group Stays and Celebrations

Properties are ideal for group getaways, family reunions, and celebrations. Please contact us for specific policies regarding large groups, events, or parties at the villa.

We request our esteemed guests to use all the facilities and appliances with care and as per the normally accepted manner in which they should be generally handled. In case there are damages to the property or its facilities/amenities/assets, then unfortunately, we shall have no option but to recover the value or cost of the same from the guests. – Refundable Security deposit of Rs 20,000 to be deposited at check in -Incase of any breakage or damage, money will be deducted first from the security deposit.
Incase the damages exceed the deposit value, the guest will be liable to compensate the balance. -No loud music is allowed without police permission for parties. – If you would like to continue playing music after 10 PM, necessary permission will have to be taken from the applicable police station. – Children should be accompanied by parents/adults when they use the swimming pool. – We further request our guests to communicate/clarify with/inform us in case they face any difficulty during the time they are staying at our villa and NOT AFTER THEY HAVE CHECKED OUT, because then we have no opportunity to try and set things right or guide them/help them.
We request them to kindly draw our attention to any difficulties faced at the earliest. We shall try our best to resolve them. – We request our guests to refrain from smoking in the rooms. Kindly note that the basic Wi-Fi or internet connectivity is available for guest’s use at all times (password protected).

If you face any issues with the property after starting your stay, please report them to the caretaker. We will do our best to help during office hours. However, we are not responsible for disruptions in utilities like power or water, natural events, or major mechanical or electrical problems. No refunds will be given for these issues.

Guests may use all facilities and amenities at their own risk. Any damage caused to the property or its amenities will be the guest’s responsibility, and they must cover the cost.

Cancellation Policy
  • If the stay is within 15 days, no refund will be given.
  • If the stay is between 15 and 30 days away, 50% of the total booking amount will be charged, and the rest will be refunded.
  • If the stay is more than 30 days away, 25% of the booking amount will be charged, and the rest will be refunded.
  • No refunds will be given for cancellations during peak or blackout dates.
 
Cancellations or changes must be communicated via email for them to be valid.
 
If you face any problems after check-in, please inform the caretaker.
 
The property owner reserves the right to allow or refuse guests. The number of guests must match the booking details. A security deposit will be collected at check-in and refunded after check-out, provided no damage is done. If any damage is found, the cost will be deducted from the deposit.
 
Guests should avoid disturbing neighbours. Loud music by the pool is not allowed after 10 PM. Smoking and the use of drugs are strictly banned. If drugs are found, the stay will be terminated, and a police complaint will be lodged against the guests.
 
Any contamination of the pool will result in a minimum fine of INR 15,000. Events such as parties or receptions, if not mentioned in advance, will incur fines. Alcohol is allowed, but only for guests aged 25 or above.
 
Pets are allowed with prior approval, and a pet fee will apply. Guests are responsible for ensuring pets do not damage the property. Any damage caused by pets will be charged.
 
The standard check-in time is 2 PM, and check-out is at 11 AM unless arranged otherwise. Late check-out will result in extra charges:
  1. INR 4,000 for 2 hours
  2. INR 10,000 for 5 hours
  3. One full day’s charge for 6 hours or more.
 
No refunds will be provided for any damage to personal appliances due to voltage fluctuations.
 
Luxury Goa is not responsible for any acts, errors, omissions, warranties, personal injuries, death, property damage, or other expenses that may occur during your stay.
